High-quality urban form that gives back to its residents and streetscape
130 Osborne Road, Mitchelton occupies a restrictive 20m wide block with conservative setbacks that introduce servicing, waste, and parking complications. While a constrained site may typically yield a compromised design, Archipelago saw an opportunity for creative efficiency. Located within an infill site and sandwiched between large, bulky developments, the project underwent rigorous futureproofing to preserve views and ventilation while maximising privacy and liveability. Thus 130 Osborne Road yields 21 units over 3 floors to provide comfortable and accessible living, with a double-loaded central corridor to minimise circulation and give space back to the internal apartments. Simple, robust, and cost-effective materiality further contributes to a contemporary yet efficient built form, so energy could be directed where it was needed most – fostering meaningful community engagement.
A significant communal dining and outdoor recreation space has been introduced at the rear of the property, retaining some of the original foliage on site, with the addition of shade trees to create an inviting place to dwell with friends and neighbours. These meaningful interventions deliver housing that carefully responds to its physical and social context, giving back to its residents and the wider streetscape.
